Applications will be reviewed in the order they are received.
Rental Application Criteria
The following items will be taken into consideration during the application process. Please answer all the questions listed on the application so that the process will be timely and accurate. A copy of your government issued ID (drivers license, passport, etc) will be required at the time you submit this application (a picture taken with your phone and uploaded with the form is absolutely acceptable).
Rental History
One year of verifiable recent rental history. Also, please include all rental history even if it is shorter than a year. Include landlord or property management company’s contact information. If the information is not correct, your application will be denied. If resident history is questionable, a co-signer maybe required, the lease to be paid in full, or the application may be denied. Prior eviction history for any reason will result in your application being denied.
Employment/Income
One year of verifiable employment history with a monthly gross income of three (3) times that of the rental amount. (Ex: If the rent is $500/month, all persons wanting to rent the property must make $1500/month gross income combined, at least.) If you do not make three (3) times the monthly rent or we cannot verify employment, we may require a co-signer, lease to be paid in full, or the application may be denied.
Reasons your application was denied
- Intentional false information on the application by the applicant(s)
- Insufficient income (total of all persons applying for property)
- Poor rental history (including evictions)
- Poor income to debt ratio
- Credit History
